寫字樓消防證安全生產(chǎn)責(zé)任人
1. 制訂部門預(yù)算方案、工作計(jì)劃,并定期向領(lǐng)導(dǎo)匯報(bào)部門工作;

2. 負(fù)責(zé)運(yùn)作部的團(tuán)隊(duì)建設(shè)和日常管理:

a. 負(fù)責(zé)制定并持續(xù)完善運(yùn)作部管理制度,包括運(yùn)作部各崗位職責(zé)、工作目標(biāo)、工作內(nèi)容及工作流程; b. 負(fù)責(zé)運(yùn)作部員工的領(lǐng)導(dǎo)和日常管理,包括合理分配工作、定期組織部門會(huì)議、監(jiān)督下屬工作情況 等;

c. 關(guān)注員工工作能力及綜合素質(zhì),定期舉行員工培訓(xùn),并對(duì)員工職業(yè)規(guī)劃進(jìn)行指導(dǎo);

3. 負(fù)責(zé)項(xiàng)目安全管理:

a. 每周不少于一次進(jìn)行綜合巡樓,發(fā)現(xiàn)質(zhì)量與安全問題及時(shí)處理,對(duì)于嚴(yán)重問題及時(shí)上報(bào)領(lǐng)導(dǎo);

b. 負(fù)責(zé)制定安全工作及消防工作檢查計(jì)劃及制度,并有效落實(shí);

c. 負(fù)責(zé)監(jiān)控中心、消控中心的管理,監(jiān)測(cè)項(xiàng)目運(yùn)行情況,及時(shí)發(fā)現(xiàn)并處理安全問題,杜絕安全隱患;

d. 配合業(yè)主方對(duì)項(xiàng)目停車管理,包括地面車場(chǎng)、地下車庫和卸貨平臺(tái)管理; e. 負(fù)責(zé)項(xiàng)目各出入口人員、物品進(jìn)出管理;

f. 負(fù)責(zé)項(xiàng)目空鋪鑰匙/公共區(qū)域鑰匙/客戶備用鑰匙管理; g. 遇有緊急事故,如水浸、火警等事項(xiàng),處理善后工作; h. 負(fù)責(zé)建立及演練應(yīng)急處理預(yù)案;

i. 負(fù)責(zé)項(xiàng)目消防演習(xí)的策劃、組織及實(shí)施;

j. 負(fù)責(zé)組織本部門員工識(shí)別危險(xiǎn)源,對(duì)與本部門有關(guān)的重大危險(xiǎn)源進(jìn)行控制; k. 負(fù)責(zé)重大活動(dòng)安全保衛(wèi)工作。

4. 負(fù)責(zé)項(xiàng)目環(huán)境管理,保證項(xiàng)目良好的環(huán)境衛(wèi)生和綠化景觀,定期進(jìn)行蟲控/四害消殺;
5. 負(fù)責(zé)保安、保潔、綠化等相關(guān)承包方的招投標(biāo)、日常管理、檢查和質(zhì)量監(jiān)督,嚴(yán)格執(zhí)行并確保各項(xiàng) 合同的履行及有效落實(shí);
6. 負(fù)責(zé)協(xié)調(diào)運(yùn)作部與其他部門的關(guān)系,協(xié)助客服部處理管理中心與客戶的關(guān)系,協(xié)助與發(fā)展商及政府 部門的關(guān)系;
7. 負(fù)責(zé)上級(jí)安排的其它工作,積極配合總部相關(guān)工作。
